Residents FAQ

The application fee is $50 per person. Everyone over the age of 18 must complete an application. You apply on this site via the “apply now” button.  Please attach your driver license and pay slip as this saves time in the approval process.  You will be screened for a credit check, criminal background and past evictions.


The typical security deposit is one month’s rent but can vary depending on property and credit approval.


Yes, the deposit is refundable at the end of the lease, once the home passes the final inspection.


We have several options for you to pay rent online and make it easy to do so. We do also accept checks, once approved for rent, but do not accept cash. However, we do have an option to pay cash through 7-11 for a small fee, if that is your preferred method. As you can see, we make it easy for you!

Refer to your lease for the pet section and contact us before you do, there are restrictions


Generally, we contact you 90 days before your lease ends to discuss renewal. We require 60 days notice minimum so we can remarket the property. To receive your deposit back, please review the security deposit move out guidelines in your lease.


For most of our properties, tenants are responsible to pay the utilities.
